The platform

The local partner international brands need here.

Nariva Hospitality Group is a new, locally owned Trinidad and Tobago hotel ownership and development company, sponsored by a Trinidadian principal with multigenerational roots in the country. Nariva assembles the sites, capital, sponsorship, and market access. Leading international operators supply the flag, management, and global distribution.

International brands cannot enter this market without a credible domestic principal, and no domestic principal can deliver international standards without a brand. Nariva is built to sit at that intersection and hold the real estate.

The opportunity

A concentrated market with very little at the top.

Trinidad has year-round demand and little premium leisure product. Tobago has the natural product and aging supply. Add one of the world's largest and most affluent diasporas, and a Carnival peak the country cannot currently house at a premium level.

What the market has

  • A small cluster of business hotels in Port of Spain
  • Aging and fragmented resort stock in Tobago
  • Independents and guesthouses of variable quality

What it lacks

  • Design led and lifestyle product at the premium end
  • Eco luxury built around a genuinely local story
  • Anything able to hold rate through Carnival and events

A group operating across both islands uses one to underwrite the other.

The portfolio

Three formats, one platform.

A planned portfolio of three assets. Each will be flagged and managed by a best fit international operator, with Nariva as owner and developer.

Trinidad

The Reserve

Eco luxury lodge 20 to 30 keys

Low density, high rate, sustainability first. Elevated cabins near rainforest, wetland, or the north coast. The highest rate and highest press asset, and the one that proves the platform.

Port of Spain

City Hotel

Upscale city hotel 140 keys

Design led upscale serving business, government, diaspora, and Carnival demand. Rooftop, serious local cuisine, wellness, and event space. The year round cash engine.

Tobago

Coast Resort

Beachfront resort 115 keys + residences

Beachfront with reefs, spa, pools, and dining that leans hard into local cuisine and music. A cluster of branded residences funds a large share of construction.

Phasing

Prove it small, then scale.

The sequence opens the smallest, highest impact asset first and commits major capital only against demonstrated results.

  1. I

    Year 1

    Foundation

Brand, company, approvals, site control, feasibility and design.

  2. II

    Years 1 to 3

    The Reserve

Eco luxury lodge. Low capital, maximum brand press, proof of delivery.

  3. III

    Years 2 to 4

    City Hotel

Port of Spain. The year round cash engine underwriting the leisure assets.

  4. IV

    Years 3 to 6

    Coast Resort

Tobago flagship with branded residences funding a share of construction.

Operator strategy

Selection stays open.

Nariva runs a competitive process to match each asset with its best fit operator and flag rather than committing to a group in advance. Selection is negotiated across the portfolio as a single platform discussion, not as three separate deals.

At least two groups are run in parallel on every asset through to term sheet.

Coast resortTobago

A nature led luxury lifestyle brand with an established branded residence platform at this scale. The brand decision here is a residences decision: what is underwritten is the premium the flag delivers across the residential units.

City hotelPort of Spain

An upper upscale or lifestyle flag from a group not yet present in the country, where market entry is worth more than an incremental property. Repeat year round demand means distribution and loyalty carry real weight.

The ReserveTrinidad

Independent ownership and operation under the Nariva name, with a distribution and loyalty affiliation rather than a management agreement. An operator cost structure at this scale would consume the margin the asset exists to prove.

Technical partner

Institutional expertise from the start.

Nariva works with a leading European hotel advisory and asset management firm as technical partner across the program, with a track record spanning hundreds of hotels and dozens of brand deals.

  • Brand selection and flag negotiationRelationships across every major brand development team. The highest value input, and where owner economics are won or lost.
  • Feasibility, diligence, and developmentForecast modeling, acquisition due diligence, and project development from design through delivery.
  • Owner representation and operationsAsset management oversight of each operator, and a credible operator for assets below the scale a branded group will sign.

Working with Nariva

The counterparty that makes a project here work.

Operators

For international operators

Local sponsorship, land, regulatory standing, and market access, paired with institutional owner representation and an owner that understands what a development committee needs to see before the first meeting.

Owners

For landowners and asset owners

A domestic principal able to carry a site through approvals, capital, design, and delivery, and to bring an international flag to it rather than leave it unbranded.

Capital

For development and capital partners

A phased program that opens a low capital proving asset first and commits major capital only against demonstrated results, with a portfolio rather than a single asset behind it.

The sponsor carries the domestic side of the equation, the international partner carries the operating side, and a professional technical layer sits between them.

Two islands. One group. Built to hold rate year round.
